Oh, I have bought many properties in this situation.Here are my pointers/lessons learned:1) Make sure you understand the deposits and they are included in closing2) Make sure you understand your state laws on giving the tenant notices to move out3) Try your best to communicate with the tenant some will freak out when a new landlord is added.4) Get a copy ownership to the new tenant and make sure to get keys5) Inform new tenant by your state laws you need to do repairs and get pictures before damage is done that they claim was pre-existing....bs.6) Be nice but be strict when it comes to paying on time, they will test you.7) Hope for the best, and prepare for the worse. 

On your first point of purchasing the not from the bank, there’s a few items that need to be checked of first:Smaller/ Regional bank (not your big 4 or similar size)The bank needs a reason to sell but also a want (loan is severely delinquent)Usually a preexisting relationship with the bank

Reg A allows the issuer to advertise, meaning that they could recruit investors from the general public via marketing, and the regulators want to protect unsuspecting investors from unscrupulous operators--so a limit on how much those investors can invest might protect some folks.But the Reg D 506(b) exemption prohibits advertising--meaning that it is generally thought that investors aren't cold leads from a billboard, instead they are people who might have a pre-existing relationship with the sponsor, or is friends with other investors and so on. 

One thing I have not really seen touched on is how to best handle BRRRR when there is any significant amount of time left on a tenant lease.Any experience or insight on how to best purchase or manage deals with pre-existing leases in place to reduce time it takes to get to re-fi?

I would aim to put two rooms in the basement, so curious if I’d have to convert the existing basement windows into escapes or if I could somehow link the rooms to preexisting door.

Occasionally, an owner will have a friendly preexisting relationship with another local owner, and decide to give them a call to see if they would like to buy.I hope I answered the right question.

Long story, short can I foreclose on both properties after 1.5-2 years after they were sold with a pre-existing unpaid lien (with a recorded deed of trust) when there's already new owners living in them???

Added a new build and created two from one building, out of the three preexisting single family homes: Completely updated and performed all maintenance from home inspections and discoveries as we constructed one new build, separated two existing, and completely remodeled another existing.

Assuming I get the loan I have made plans for the money.Since the only thing that seems clear is that we can use the money to pay for things we normally pay for including some pre-existing debt.
