CONS OF BUYING A PROPERTY WITH TENANTS ON A LEASE?

Oh, I have bought many properties in this situation.Here are my pointers/lessons learned:1) Make sure you understand the deposits and they are included in closing2) Make sure you understand your state laws on giving the tenant notices to move out3) Try your best to communicate with the tenant some will freak out when a new landlord is added.4) Get a copy ownership to the new tenant and make sure to get keys5) Inform new tenant by your state laws you need to do repairs and get pictures before damage is done that they claim was pre-existing....bs.6) Be nice but be strict when it comes to paying on time, they will test you.7) Hope for the best, and prepare for the worse.

On your first point of purchasing the not from the bank, there’s a few items that need to be checked of first:Smaller/ Regional bank (not your big 4 or similar size)The bank needs a reason to sell but also a want (loan is severely delinquent)Usually a preexisting relationship with the bank

Another option is to simply approach people you already know; you'd be surprised at how many people in your preexisting network already invest in real estate.I decided to share my REI goals on Facebook and was shocked at the volume of responses I received from old friends and colleagues who shared the same goals and intentions; some with a great deal of experience.Good Luck!

Limits on sophisticated / non-accredited investors syndications?

Reg A allows the issuer to advertise, meaning that they could recruit investors from the general public via marketing, and the regulators want to protect unsuspecting investors from unscrupulous operators--so a limit on how much those investors can invest might protect some folks.But the Reg D 506(b) exemption prohibits advertising--meaning that it is generally thought that investors aren't cold leads from a billboard, instead they are people who might have a pre-existing relationship with the sponsor, or is friends with other investors and so on.
