My experience is to wait until the renovations are 100% complete and the unit is polished.

You will likely give up $10's of thousands of dollars by doing so.Once it is vacant, make minor repairs to ensure everything is neat and functional, give it a fresh coat of interior paint, then polish everything including the windows!

Buy a property in decent condition, do some spit and polish upgrades (paint, flooring, etc.), hire and vet a Prop Manager, and use a regular 30 year mortgage to buy a property on market. 

We targeted C class properties that needed some work to get started.  3-4 years ago (when we were buying heavily) this took on average about $30,000 to close on a deal, and then we would spend maybe $5,000 polishing up the place (new carpet or tile), and maybe some new paint.Today it’s probably tougher to find that deal.  

Yeah nothing says I'm legit like a nice polished website.

MAY  also always polish their buyers list.

Photography - must be extremely professional and polished. 

You can definitely employ some additional safeguards (higher deposits, guarantors/co-signers) but at the end of the day it is a risk that you will have to take knowing that her financial history isn't polished.

I'm reading direct and simple, think neon text, are more effective than high polish creative.
