I have heard that it is common practice that private money lenders collect a monthly fee thru various methods, I'm trying to determine what those methods are.   

Still use paper method for mileage logs.Tried QuickBooks several years ago but it was more complicated and I did not need the bells and whistles.

Many would suggest against RE investing using retirement money but if you go into low risk opportunities it can be a powerful diversification method.

I take a methodical and pragmatic work approach.

The expense tracker, reports and rental sheets (useful if you are planning to do the BRRRR method and need to calculate 2 different sets of loans).I used to have my own custom spreadsheets that I built but this one does everything mine did plus much more. 

I’ve been utilizing the BRRR method and have been successful thus far.
