Good advice, @Joe Villeneuve     We are doing the buy and hold on STR vacation rentals, so no "flip-accumulation" for us though...we'll pay down the mortgages with the cash flow, make each one self-sustaining and keep the extra cash flow in the LLC account and let it accumulate (Maybe for unit 4 or 5 down payment?).

An example she gave was a tenant ice skating on a frozen swimming pool; I think the tenant fell through the ice and sued the landlord since skating on the frozen pool wasn't forbidden on the lease.There's a difference between protecting oneself from liability and writing a good lease that outlines tenant breach and just cause for evictions.

I know there is a lot of "free"/inexpensive material out there to educate oneself but I am really looking for more of a mentorship program or a real college program such as a MS in real estate(I need the structure) (The program is relatively expensive and I am not really getting any guidance what a MS will do for me).
