In this era of increased rates, obtaining properties that will produce a good return are harder to find and often involve quite a bit of work.  

This includes obtaining your NIF (Tax Identification Number) and ensuring all required documents are in order.

What did the process look like for you to obtain that LOC?

During the class, Lee told us repeatedly that as Inner Circle members, we could obtain funding up to 100% ARV of a property within 72 hours of completing the paperwork.

Has anyone had any luck obtaining legal counsel and fighting this?  

Then I would speak with a land surveyor or civil engineer to get a sense of what it would take to obtain all the entitlements and bring in the utilities, etc.     

Or, in most metro areas, you can obtain the list of permits that have been issued, and see who is receiving permits. 

This method is helpful if there are time constraints on obtaining a cost segregation study, but it is not the most accurate.SAMPLING OR MODELING APPROACHIn this approach, a cost segregation study is performed over a sample of a large portfolio of properties that are very similar in terms of appearance, use and construction.
