If you do decide to go out of state I'd suggest a market you can travel to and from in one day by car or flight at least to start.

This guy will buy $2,00 rims for the car, then be late on the rent, Go an a golf trip to Singapore, then he is late with the rent.Maybe we should both look at electronic rent collection that allows for a visa payment?
