If my crystal ball is correct, we are going to see a lot of these sub2 deals hit the fan in the next 36 months. 

As I stated above I have use HELOC funds as a bridge strategy but that is really it.If you have more questions hit me up and I would be happy to discuss these options in more detail. 

Basically/Hopefully that is watching rents hit your bank, and occasionally calling a repair service as needed. 

Glad you are setting aside money, but if the HVAC is 20 years old, or the septic system has never been pumped, or the roof is 25 years old, etc; you will get hit with a cost before your build up enough set aside.How stable is the other tenant? 

A young population plus a growing industry makes for good long term investments, but unless you are really scaling the cashflow can be hit or miss. 

I know this industry may be hit or miss, but if anyone can drop any kind of advice that would be great!

Would probably be better that I buy from a builder, I just find it less appealing buying at retail when I'm looking for cash flow...I'm spoiled from having a $1000+ cash flowing property already, so if I'm not hitting that number, it's not going to work for me.

Now if your thinking location jumps out as a big factor to all this, you hit the nail on the head, location location LOCATION. 

Lastly, the price point is still very cheap here in the sense that you can still find investment deals that hit the 1% rule for 120-180k!
