@Marcy LaNore welcome to the site.I would recommend you look up 3-4 brokerages that are very close to your home.Talk with each of the brokers and see who you gel with the best.

I forgot to mention, I actually used a gel stain mixed with regular stain to thin the gel out so it would adhere better without sanding(did I mention gel stain is the bomb!!)

Before we paint our interior rooms, we use a mixture of Dawn dish washing liquid, white vinegar and water, particularly if there is grease, food or nicotine stains.

Nicotine remediation (both tenants smoked in there for 20 years and the owner simply painted over it last year and requested they not smoke inside).

(kidding)you can paint the paneling after some 2 x good primer or i think there are some gel stains (pudding like consistency; general finishes has some) which pretty much work as an oil paint.but i would want to make it a little more light to the eye. just don't use hospital whitewhat is your competition doing in the area (if you have any)?

You can get nicotine test kits for the walls super cheap....and I guess pay your PM to to perform them.but unless the tenant gets scared or doesn't call your bluff...

In fact the older vinyl windows were so badly stained with nicotine I just replaced them.
