I'm surprised you're still hearing negative things about it considering there's been so much positive press and chatter lately.

Also, focus on 2 years of job/income stability.Class D Properties:Cashflow vs Appreciation: Typically, all cashflow with little, maybe even negative, relative rent & value appreciationVacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.Tenant Pool: majority will have FICO scores under 560 (almost 30% probability of default), little to no good tradelines, lots of collections & chargeoffs, recent evictions.

Just remember: most negative reviews are written by problematic tenants.

Nothing else.Every other platform doesn't have the reach that the 2 big ones have and in some cases are very owner negative.

Saying it wasn't in the lease or @Kevin Sobilo saying it just comes down to one person's word against another would negate virtually every crime.   

When I ask for clarification, I only get vague responses.I’d really like to hear if others have gone through similar experiences with AppFolio.

I only have enough funds for a 20-25% downpayment and was looking to do a DSCR loan to cover the rest.

The PM company is starting to kick a little better lately but we had a rough 2024.Always remember that every positive and negative experience when taken well is an opportunity to grow as a person and to learn something valuable. 

I also invest in other assets such as stocks, and private companies as well. for RE agents I see absolutely no conflict.. its their job.. not every agent starting out can afford to buy a rental.. and note very agent even wants to own a rental ( like me) I only like to deal in land when I sold RE to the public .
