We've done gap lends before....it is riskier but there are ways to mitigate risk by working with the right borrower. 

If you get a higher income tenant (e.g engineer, tech worker, doctor, RN, etc) you may be able mitigate some risk.

However, Southern California—particularly cities like Los Angeles, San Diego, and coastal communities—benefits from a warm climate and constant demand, which helps to mitigate seasonal slowdowns.
