I just had a vacancy come up in the middle of a fourplex escrow and the seller had the unit re-rented in under a week for $50/more per month. 6) Yes it's hot, but with individual metering the landlord doesn't foot the electric bill 7) Yes the market is competitive here, but mostly for 3/4 unit properties.

But if you hold that thing for 10 years I don't see how your life is not completely different and people don't think your a genius for buying a middle of the road househack now.

I think you have to own them if the people were nice and respectful.One thing I've found is that you have to specifically remind them in the beginning, middle, and the end, that you want to provide a 5-star stay to result in a 5-star review.

Payments are all set up through ACH around the middle of the month (several weeks early).

The problem is that the number of middle income seniors, aged 75+ years old will increase from 8 million to 14 million in 5 years (by 2029).

It is still a great time to invest in Middle TN.

"Never" having missed a payment is good, but as you know this can change at any time and 20 or so payments is not a lot to make - especially when they must make them at any cost because they are in the middle of a huge raise.
