A 5 inch lye stain may be larger than we landlords like, but if you did not ruin the entire appearance of the kitchen then maybe it is not so bad and your landlord is being a pill.WIll a toaster or microwave cover the stain?

I have a number of investments that are microwave.  

I will for sure look at availability of local laundromats @John Underwood @Nathan G. i am getting new stoves and fridges but talked myself out of expensive microwaved and will be getting just basic countertop ones for like $50.00 (I was originally going to get the nice wall mounted ones with fans blah blah blah)   I am trying to be more smart about these newer purchases and try to sss them as a business.  

an damaged microwave , it smoked from overdraw with running 2 freezers off a unauthorised surge strip outlet on 15 amp an extreme overloads with 6 strip outlets an wires running out door [ many major  fire codes violations] Can the cost on electrician ,that proved the circuits were overloaded   - [an he warned her on nec an fire  codes  an dangers of her overloading outlets, an  the wires going out front door]    on that 15 amp she illegally ran a strip outlet w freezers  an other circuit w 15 plugs on 1 -- be deducted along with the microwave replacement cost since it popped an smoked kicking breaker by her unauthorised freezers?

Hello, I just bought a duplex that needs updated appliances such as fridge, gas stove, and microwave.

She went above and beyond: wrote next to almost every item and took photos of every room and area (like inside frig and microwave) when complete.

Examples: I take a refundable pet deposit instead of a non-refundable one or a monthly fee, I currently pay the whole water bill without taking money from tenants because the duplex is watered together (I will eventually get a separate meter but the outlay is more than I want to pay right now) assuming it doesn't get out of control, paid for the new doorknobs on the bedrooms because the tenants requested locks despite the lead tenant saying they would pay for it, planning to replace the microwave hood simply because it's louder than it should be though it still works, etc.I'm probably losing out on a minimum of $100 monthly.

Kitchen appliances (refrigerator, stove, oven, dishwasher, microwave) where do flippers buy them?

It prevents not only this issue but the case where the tenant claims they own the refrigerator, stove, microwave, ceiling fans, dish washer, room AC, etc.BTW I am tending to believe the tenant mostly because he is indicating the deposit is less than the rent. 

I really just need a washer, dryer and microwave.
