This mitigates a market melt down.. you have a loan on a MFR that is due in 5 to 7 years and we are in a pronounced down market with credit slow or frozen.. you could face foreclosure just like what happened in 08 to 2011.. even cash flow properties were lost because of balloon payments..

Not if your frontal cortex is melted when you arrive home after nine hours of repetitive bullsh** floating in a stew of mediocrity and your days off are spent watching the minute hand spiral toward the inevitability that you must once again return to imbibe of said stew the next day.

Also, empower tenants with a bucket (some brands come in boxes) of ice melt, one at each door (few will shovel, but most will throw ice melt on their porch between your shoveling intervals)..Whatever you do (DIY or contractor), have a plan in place and reasonable maintenance intervals (like biweekly mowing, or shoveling with 2'' or more, inspecting for ice etc) and don't just rely on the kindness of strangers (or tenants) to do it.
