I have always dreamed of owning and operating multifamily rental properties ever since I was a little kid.My mom has been in realestate ever since I could remember, everything from being a realtor, fix and flips, buy and holds, and long term rentals.

I enjoy tenants turnover ever few years for the reason fair market rents tend to increase significantly year over year. 

Hey Erik, In my opinion, I don't think any amount of money paying for a group would ever be worth it.

If you ever want to get into a tenant nightmare of costly potential litigation become a landlord, have the ac go out in Phoenix in July, and inform the tenant that you just don’t have the funds to replace it!.    

Do not offer to pay more rent ever to make the deal happen.   

It might not be the greatest return ever, but it would allow for some revenue to come in when it is vacant.Thanks for your input!

@Ed Lopez Many good points in this thread.A few things I was thinking about when reading your posts:1) At $500/month in rent with annual turns it is going to be nearly impossible for the cash-flow math to ever work.
