So my folks that I fund do the normal stuff SEO  Direct Mail text and ( what I did) telemarketing. 

never have.. is the lot in Lehigh or cape coral.. tons of lots there lots of direct mail solicitations.. 

Its worth getting on a mailing list or 2 with your criteria to start getting familiar with areas and prices.

We often mail out the first check when we encounter these situations. 

calling the office number gets me no where , no one answers of returns my calls from leaving voice mail

Hey Diego, I started wholesaling a long time ago by doing direct mail marketing and had decent success doing that.

Its much more cost effective to outsource things like skiptracing and direct mail.

I engaged my webmaster - SEO expert to handle it and she contacted Mailchimp and was able to secure a new account for us, with her listed as having the final authority to authorize a mailing.  24 mailing later never another problem.   

Is it a small enough amount of money and do you trust them enough that you could pay a month in advance by mail?

So here is what I do:1 - Get buyer criteria for what they are looking for (exact criteria)2 - Go source that criteria using data provider3 - Scrub the list and plan a marketing campaign around it (i.e) > Direct Mail > Cold Call > SMS > Online Ads > Social Media, etc4 - Once I get inbound leads coming in.
