If there is any financing currently in place with the seller I would try and see if they would be interested in still financing the property.

When many people hear someone has a college degree or an advanced degree, even more so from certain institutions, they automatically instill in them a lot of preconceived qualities that may or may not be justified.   

The house is located next to a military instillation in a rural part of the state.

In all cases though, I believe it shows the tenant you are serious, and if they care, will instill a sense of urgency.

Bottom line is to instill this possibility:PLAN A: Make 10%PLAN B: Make 10% for a while, resize the note up to the top of the market, then make 10% on the new improved note balance.It's pretty good when the PLAN B can make MORE than PLAN A!

In my opinion, if my kids haven't purchased their first property by the time they're 18, I'm not doing a very good job of teaching them how to invest (likewise if they haven't started at least a couple businesses by that time).Hopefully they'll have the money from the businesses to be able to afford the real estate, but if not, I'll be happy to supply it.As Jeffrey said, this is how the rich stay rich -- they don't have to pass the money down, but certainly need to instill the right mindset in their children and if that means helping out when the kids are young, so be it.My hope is that my kids will be more skilled at investing by the time they're 25 than I'll ever be (perhaps that's not saying much :)...

Because I was an expert in that one thing, I instilled confidence in my potential lender.It got to a point where I did a trial "close" where the potential lender committed to lending with me on my "next" deal.
