If you are using a lender, I believe they would insist that it is paid off at closing so that you have a clear title.

And insist that the money goes into a CD or something where YOU get the rewards.....

She is insistent on using her security deposit as last months rent.

For instance I get our deposits on our new builds released at foundation and framing.. its in the contract but the title company still insist on their forms and instructions being signed .. not a huge deal we docu sign both parties..

Example: when a potential seller insists on being given the price you would pay for their home over the phone.

They insisted the contract containing a provision owner cannot cancel the agreement until one-year terms expires.  

Prop 13 is already huge benefit to those of us that own property, insisting on inheritance of a regressive tax benefit doesn't seem to be in the public interest.

If you are buying a property for more than say 10k, I'd just insist on going through title.
