She is violating the lease in a few minor ways such as having two additional animals that aren't in the lease and a boyfriend who has moved in even though he is not on the lease.I am willing to let her stay until the end of her current term this year despite these infractions, but once this term is over, I want either sign a new lease with her or find a new tenant who will pay current market rents.So my question is, are these infractions grounds to not honor the existing lease should she choose to exercise her extension clause once this current term comes to an end?

@Andy Whitcomb Having someone's car towed is a high level infraction in my mind and unforgivable; given the current market I would tell her if she does not like it here she is free to go.

Habits like those don't appear over night, they take years to build, so I wouldn't have a ton of faith in an immediate remedy but your response should be tempered by the degree of the infraction.

I've found in either business, it takes a LONG time for you to start getting referral business from past clients and your network etc, but it's really cool when you do; that's simply not going to happen unless you're being remarkable  :)Liability-wise if you're a Realtor, there are certainly a lot of rules we have to adhere to and you can get in trouble for infractions of the RSA's.

Protecting your business will not get you in hot water.A applicant would first have to file a complaint, the housing gestapo would decide if a investigation should take place and most likely, for the type of infractions most private landlords do it will never be pursued.

We do record significant interactions (if a tenant has a request or complaint or another tenant complains about them; if the police are called; if there are by-law infractions or infraction of our house rules, etc.).We also insist tenants submit things like service requests or complaints in writing.
