What are people's thoughts on fractional ownership?

For the last 2 years there have been many companies popping up in both US and Canada that specialize in fractional ownership of real estate. They are kind of different than a REIT as they allow you to invest in a single property and for the most part promise higher returns. Pretty much treating a house like a company and allowing you to buy stocks of a property. I was wondering what people's thoughts are? Would you ever invest through such a company?
