You can be charged with wrong doing up to 10 years after you buy the property. 

So question is, how much would that $15k turned into over same time?

Do you like duplexes or are you targeting SF or maybe a 4plex?

And I like the reporting (how far in advance are people booking, etc.).

I recommend you do this annually to adjust for utility increases and other variables.
