Hi -  We are under contract on our first buy and hold that we have been able to find that has decent numbers...Would appreciate any reaction or input anyone has to this deal...good/bad/bad assumptions etc.Location - 63rd and Halsted (very close to the new whole foods developmentProperty - Grey stone with 2 units (3 bed/1 bath) unfinished basement with laundy and 2 car garage.

My question would be WHY you would want to deal with someone that you know is operating in a grey area, and cannot be held accountable??

The exact threshold is a little grey but generally once the renovation entails 60-70%+  it would be deemed "significant".On a side note:  When posting a new thread to BP, post it once in the most appropriate forum and please do not spam the same message across several forums.

I'd agree with Jake Thompson,, except co signers.. once you let one person have a cosigner you have to let them all.. and this what you want to have happen..So if you change your criteria after application is in your gonna be in a grey area,, if you hadn't set minimum of like 2 years of credit / income history... woulda shoulda coulda

Thus...usually for our flips, Demo starts fist... so we'll pay in this manner:DEMO BUDGET: $6000- to start: 33%: $2k- progress payment: 33%: $2k- complete: 33%: $2kFLOOR INSTALL: $8000- to start: $2600- progress: 2600- complete: 2800this way you eliminate any grey areas, and usually contractors save so much for the end, and if you pay against the total, the budget will go through the roof!

Hey @Mike Chmielewski - This is a bit of a grey area, but realistically, if this is your first home, & within commutable distance to your employer, and you'd like to owner occupy it, that's a really straight forward transaction.People move for legitimate reasons quickly all the time - (Job location change, not comfortable in the area, opportunity to move into a single family, etc.)Happy to chat a bit further about this offline.
