All of those have counterpart advantages to investing in securities, the difference being that you need to be pretty intelligent, and extremely analytical to know what those advantages are.

I think we will also have a better chance of collecting rent with these improvements as Tenants would not have an extra bill for Gas and gasoline for cars.

when gasoline prices rose, several of my vendors added a gasoline surcharge to their repair bills.In Bigger Pockets Podcast #82, I talked about renting a house to a new tenant at a 25% discount off market rent in exchange for the tenant paying all utilities, and all minor maintenance, they also cleaned and painted the house and did some planting.

I would assume all non-judicial states are going to be either tight or tighter than their judicial counterparts, which means if you want note deals that are neither one in a million nor a needle in a haystack, you’re probably left with judicial states.  

I smell gasoline..However, we are still a shining city on the hill and I am generally an optimist, and even if things go south, it's up to me how it effects my personal economy, or how I take advantage of it - so my investing won't change and I hope for the best.
