My fridge went out in my rental in Los Angeles and I am looking for a place I can get a new refrigerator and stove.

Some places for the market rent expect wash/dryer and fridge, others don't.  

My out of state tenants need a new fridge.

After about 5 packages I can now just text my guy and he gets us either Whirlpool or Samsung packages (Fridge, Range, Dishwasher, and Microwave) for right around $2,000 including delivery and the cords.

Derrick Williams ouch, I remember I had to transport a fridge from my rental property so I could sell it because they already had one.

For specialized items I've used Postmates to deliver things so I don't have to make the trek such as a mini-fridge, coffee-maker and hair dryer on separate occasions - all from Target.  

I don't know what your house is like, but if you can get a lodger to rent out a room, or if you can add a separate space by inexpensively finishing a basement or attic (microwave, hot plate, mini-fridge, bathroom, + bedroom or studio), you can use that income to both pay down debt and to establish yourself as a landlord in the IRS's eyes.  6.  

Even under management you're going to have headaches a plenty and phantom line items you haven't even dreamed of. 16 sinks, 16 toilets, 16 AC units, 16 fridges, etc.

I was responsible for over 300 apartment units and did a prior walk thru on all units with a check list that said as of today this is what I find, that needs to be cleaned and or fixed or replaced, We charged $3.00 to replace missing light bulbs. 45.00 to clean a fridge out, stove clean out was 65.00.

 These are the known cosmetic updates that are needed: Flooring Pressure washing Fridge oven & dishwashers Paint rooms and outside banister Fan blade missing and fan needed in other room and 4 fans outsideHardware for master bath miscellaneous Yeah I was  originally advise that I should be able to get 1100 in rent but after further research it's looking like I would be lucky to get 1000.
