Hi - I am new on this platform - but am looking to help people accomplish financial freedom through real estate. 

Also Saw this as the same in shenandoah and people buying condos.

I am looking for advice from people who have done this in the past.

Like I have told many, there are several people who know how to make this work, and you are one of them. 

I have been in many properties where private pay people rented and trashed the place. 

At the sale, some people, who it must be presumed did not look at the property and there were several bidders. 

I think others have given you great advice.For most people I say go to some meetup groups for a year.
