I know insurance rates have gotten rough these past years but if you don't have insurance all would take is one house fire for you to take a massive loss.

I just bought it in the fall and am trying to complete a bunch of modifications during off-season (e.g. metal roof, certain safety features, treating the deck, possibly updating the fire pit area, etc).

-- depends on your risk appetite but leverage can certainly pour gasoline on your real estate investment fire in both a good or a bad way. 

I see you are mostly in guanacaste and up in the cloud forest area… have you been down to the southwest?  

The major fires that burned hundreds of homes in Redding, and over a thousand in Paradise put a huge demand on  housing.

When you are there, you don't think of it as middle-of-no-where but an exciting place with acres and acres of civil war memories but in fact it's just in the rural PA - fields and forests/game land.

Additionally, those forced to relocate due to the fires should update their address with the IRS to ensure they continue to receive relevant communications.
