I think a barn door would be too expensive / out of style. 6 panel bi-folds look like they would fit with everything else.

AS @Russell Brazil  says there will for sure be another recession that's a given.but who can time it.. and will it be regional.. there is always mini recessions and hot markets.just look at when a factory folds in some smaller burg.. or like right now look at South Carolina which is ON FIRE for jobs.Boeing 787New Volvo factory not yet manned but thousands of jobs and support coming in the next yearMercedes building a new factory same thing.building a new embarkation debarkation for cruise ships in Charleston  14 hotels under construction in Charleston.. then look at another market where not much is happening and won't be happening.but right now real estate is hot and frankly its pretty solid right now.I am not sure on the MF side that kind of goes up and down on over building .. and commercial as well.Like I probably would be a little nervous in the Mall space or some commercial with brick and motor kind of changing.But with the owner occ resi seems pretty solid.. no sub prime NO liar loans..

I can get #10 business envelop with return address and unique shipping address for .08 cents each (minimum 1000, all of them are)a folded 8.5x11" black and white letter for .08 cents each4x6", two sided, black and white post card printed for .24 centsWith this system, I'm stuck stuffing and stamping the letters, and stamping the post cards.

You can hold and even fold it into a larger property later through and exchange, thus delaying taxes.I would do this deal in a heart beat assuming the location of the property is good.

I am thinking once it hits the bad guys account they have within 30 seconds moved it off shore.this all started when title companies would not take personal checks.. because lenders and such could not get there docs there until last second.. so no time to clear a check.So then the title co  required cashiers checks.. well that went along for a while until the bad guys figured out how to forge cashiers checks.. it was really bad in Florida for instance.So then it went to wires were we are today.. and now with everyone relying on E mail. and the ability of hackers.. once the bad guys realized how much money flowed and how many to most of the folks doing this were newer it was like katy bar the door.our process since we wire every day.. is two fold request from closer and at this point we might be on deal 30 with the closer and have their coordinates.. any e mail that changes their wire.. the big one is Hey we just moved banks here is our new wire info.. that is HUGE red flag and we go into telephonic mode.. most of the closers I use I have used for many years so I know there voices..

I had personal friend lose 2 shopping centers in Denver during those days... insurance company foreclosed.. simply not enough rent to cover debt service and he would have to cut 250 to 350k a year checks to keep them he did that two years and folded..
