During period of low interest every post on BP was about cash flow - now that cash flow upon acquisition is dead the only option is equity which is also reeling because price appreciation is finally back to realitypersonally I buy for growth because I buy to hold for 10-20 years or longer.

I finally gave in and decided to talk to them.

We’ve been working towards this for a few years, and it is very exciting to finally see the fruit of our labor!

Lesson learned is to pay more to get into a nicer area (B neighborhood) with more reliable tenants to avoid the vacancy risks, but again, if we can just get the 2nd unit filled we will finally have stable cash flow.

My PM, who did not know my realtor, said the house looked good, nothing needed to be done, and got it rented.Turns out both were terrible, the house needed new HVAC, AC, windows, Doors, Pipe fixes, Water Heater, electric line, I found all this out after my Tenant Sued us because of the house's condition.We spent a 9 months of the tenants chasing off contractors before we got it repaired and the tenants out, then the judge granted us all our rent so we finally go that.

After 2 months going back and forth with them, they finally ended up paying 50% of the $9000 bill.

I have 2 closings coming up this month and feel like I am finally beginning to get on my feet!

To your final point, though, my guess is that we will see a bloodbath before too much longer with the poorly structured Subto/wrap deals.
