I’m leaning that way — it’s in Arizona City, AZ. 

They took 3 months to file for the permits despite having all my paperwork in less than two weeks.

I ended up having to hire an attorney, file for a writ of assistance, and have the sheriff serve the writ by showing up and physically removing the occupants.

There are also additional costs of operating and maintaining an LLC, like separate bank accounts, annual report filings, tax filings, etc.2.

It is a matter of how bottom-line-oriented they are and knowing how to file insurance claims.

They know how to underwrite the property types and don't weigh the file down with a bunch of BS.

I have no concerns about the owner filing for bankruptcy or any issues with a bank.

As far as your primary residence, if you have lived in it 2 out of the last 5 years, you should not have to pay taxes on capital gains (difference between what you paid for it & what you sold it for) up to $250,000 if you file your taxes as an individual and $500,000 if you file jointly with a spouse.Just a disclaimer, I am not a tax professional.
