I’m a DIYer who is really needing an extra set of hands for most things.

I am mostly thinking about getting my license one to access Off market properties and two to start working as a real state agent to make extra income to invest.

If you don't have the extra cash, can you get creative with a private lender or partner stacked on bank debt? 

You can find them through investor networks, BiggerPockets forums, local real estate groups, or referrals from other landlords.To ensure the property stays in good condition, set clear expectations with your manager, schedule regular inspections, and consider using smart home tech (cameras, leak detectors, etc.) for extra oversight.

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

If your average heating bill is $150, you may not collect enough in the winter months when the bill reaches $225 but you'll collect extra in the summer when it drops to $65.

Fortunately, I have found investors and contractors that are active investors and do try to see it from my perspective on how to make money in the deals but I agree with the extra opinions and "trust, but verify"

This allows you to build a single family up front and a duplex in the back of the property, effectively creating a triplex with out all the extra building codes.

If the buyer is serious, two extra weeks won’t be a big deal.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!
