BTW, the closing was done remotely by one of the 2 borrowers, and they explicitly limited the power of attorney to only what was "Necessary" to execute the loan. 

Business plan being executed as anticipated and head of schedule.  

Hopefully, it was based on their ability to successfully execute a transaction, and not just because they were cheaper than everyone else.  

Bonus question: Should I execute the leases under the business name and tenant’s name, or should the leases be in my personal name and the tenant’s name, considering the loan is in my name?

Everyone has to start somewhere just understand it will be very hard but if you never give up and take things slow to really analyze everything you put more chances of success in your favor.When people make their first million they tend to be the most vulnerable to the con artists out there.

You can provide a loan modification between you and the borrower that the bank may approve of and it would be made, executed, immediately at the time the note was purchased.

Not to mention way to complicated to realistically execute.
