You could do a full MTR during the period you're gone, but for me the best and easiest way to go would be to just rent the other rooms in the house as a LTR.

I am actually doing a flip right now and hard money lender isn't the easiest to give us a loan for the rehab (draws verse pulling all at once, which is normal).

Also, not very easy to use typical methods of valuation like comparable sales - there is no public tax assessor's website that you can just freely grab this from.

I would imagine getting the cash out is about the easiest part, having the check in hand is the exciting part, and buying a house is the nerve-wracking part. i watch videos at work and talk to my clients all the time about real estate.
