I think they are the most critical piece of the puzzle when investing from a distance.

So touchable to decide if you want to pay for some piece of mind or dive into the depths to save a few(or a lot!)

.- You will have to come out of pocket for the arears, fees etc, just to get into "contract" some times $20k or more and all you have as protection is the word of someone who's proven to be unreliable and a signed piece of paper... 

I normally have one piece of advice for people just getting started, do not take on too much risk.  

Moving and buying your first piece of real estate is a lot in the next year!

.- Tenant submitted a work order for low water pressure in 2 bathrooms- Tenant submitted a work order because the garage door doesn't close all the way and left a 2-3 inch gap at the bottom- Owner initially refused to address either work order- Owner demanding the tenants place furniture pads on each piece of furniture- Owner calling multiple times to speak through the work orders, asking when they've been scheduled, calling a couple days later requesting the invoices- Owner calling because they want to access their storage in the basement so they can remove several pieces of furniture being stored- Owner now emailing requesting multiple property inspections throughout the lease cycle- Owner questioning my experience and relative PM knowledge because I'm not following up with her in a timely manner (the following day after the work order)Keep in mind, this is 2 weeks after the tenants had moved in and the tenants are very happy in the home.This is something we see on a regular basis.

Most affordable developers will pay more for a given piece of property but will want to lock it up for two years under a financing contingency so that they can go through two rounds in the event their project doesn’t get awarded on their first round.  

Unless it required specific cable to be run only to run that piece of equipment does it qualify.

They framed it as a way to provide workforce housing, and the project not only sold out but became a model for similar developments.I read a piece in Forbes recently about how smaller multi-units are reshaping urban housing.

Investment is just one piece of the puzzle, actually knowing how to handle the cash flows and structure asset types can be just as important.I am glad you are recommending Momentum because I was trying to decide whether or not to sign up.
