To handle this undertaking, I hired the highest certified home inspector to carefully review the foundation/crawl space, we ran a drone over the roofs and of course scoured the attics and walls for termite, black mold and asbestos.I then had the best roofers, plumbers, etc compare their findings to that of the inspector and had them submit bids for the work.My final step was to ask the town building inspectors to review the potential work and if they noticed any "red flags."

That could be a much better experience than a "phone drone".We just want the seller, at every step of the way, to feel like they have found the solution to their problem (us), so they will stop searching for other investors (yes, they do that) and engage with us.Think about creating a great experience for the seller.

When the developers I have worked with do a tear down a place with asbestos and other things costs much more to demolish.You would think you would just tear it down but they want all that remediated and removed first so it doesn't go airborne during the tear down.Building cost 5 years from now is impossible to speculate.Labor and materials could be way up and LEED demands might be a requirement then.Can an additional level be built on the existing structure if it is beefed up at the bottom??

After reading about it, and that the fibers can become airborne, I had it encased in fabric to help prevent that.
