Listen, I'm not looking for your opinion on drug addicts, either your opinion on what you THINK the neighbors will think or feel about  a Sober Living house being in their neighborhood.  

This quitting W2 to survive on REI reminds me of the FIRE movement or Paleo diet.

Unlike drugs, the first hit is not free.

$15 - just having them come and go, change lights on and off, make it appear occupied encourages party kids, drug users, and bad guys to go somewhere else.

Something screwy in there and your new partner could be their crazy ex or drug-addicted kid down the road.  

We stopped in last 2021 to allow for a pause / stabilization and are now doing some build-to-rent.I feel this is, now, a harder market to get great cashflow, but we have seen good appreciation and good rent growth, so eventually more cashflow will come.Happy to meet up for a Diet Coke and chat. 

The neighborhood was rough with frequent drug busts and break-ins to cars. 

I went to their office a few weeks ago and spoke to the lady that handles the fifas, because I have a house next to one of mine, that is full of prostitutes and drug dealers and it's still in the name of the deceased owner and her taxes are $ 30 per year or so.

Next store was a 84 unit motel that was allowed to deteriorate to slum status, and was a drug den.  

Not so much with GP.Investing at GP is sometimes similar to investing at drug dealership with all these hidden private transaction LOL
