Question, I'm rolling through listings, and of course I see a bunch of rehabs that are identical.

My experience in the MS TN market is that MLS listings rarely sell for list price under less they were very aggressively priced to begin with.

I still think developing good relationships with brokers is the best way and will get you the best results quicker than going direct to seller.
