When we talked about 10 days after our first lunch and he told me that he had been out and looked at a dozen properties and put in 5 offers I knew he was legit and continued to cultivate the relationship.He has done a deal and made like $23K on it and has his next one under contract now.

If the buyers you do cultivate end up not liking the property you put under contract then you screwed.

You should be cultivating relationships with at least the HVAC guy/company because those are the really big ones.

It is always better to cultivate a relationship before asking for money.

Each one is going to require many years of cultivating relationships, beating the pavement, digging through basements (except the doctor which is digging through body parts), saving every penny and driving a beater to slowly get making real money.

I never wanted to get married or have kids (and I still don't) and the thought of having to wake up for a 9 to 5 job working for a boss puppeteering your abilities and cultivating your do's and don'ts makes me sick to the stomach.

Assuming you've cultivated a relationship with a title company previously to this auction bc of all the deals you've done with them they should be happy to run u a free prelim title report.

Unfortunately forums are often just a venue for bragging and self promotion instead of an area for cultivating friendships and helping others.
