Also at least for Des Moines proper, they did a huge crack down a few years ago on people running illegal group homes/halfway houses/drug recover-sober living houses, where the operator was renting houses by the “room” to clients.

Any properties I look at I make sure that there are multiple exit strategies, it's easy to maintain / upkeep from a distance (in my area multifamilies are out for me due to high maintenance and inventory that is in really rough shape plus a crack down on local government for upkeep), and is strong on cash flow in some shape or form with the strategy being buy and hold.

in Many states you need a RE license to sell manufacored homes.. and a dealers license if its brand new on the lot.NV is probably starting to crack down on wholesaling in generally IE selling something that you don't own yet... how did they find out about this.. did someone turn you in.In my case I simply asked for a RMLO to do some loan docs for me in NV and I got a nasty gram from STATE of Nevada.. either they were trolling BP or someone on BP turned me in..
