Does any of your competition offer it all? 

Because there is tons of competition for flat fee brokers for as little as $99.

If the sponsor is lacking here there’s no need to go any further.  

I do agree the lack of control is a potential issue.  

Starting to look at possibly investing there.Great, but also expensive and competitive.

As you know its near impossible to find a good cash flowing deal in CA due to sale price, taxes and lack of inventory.Last one I closed on was over off of Germantown Road it was a great 2 unit that needed a little TLC for $160K but passed an inspection and was livable.

I've seen banks be very competitive with blanket loans that cover multiple properties and/or multi-family properties, e.g. 5+ units.Mortgage Brokers (obviously I'm biased) - Brokers have the ability to work with all of the above and can get you to the best lender for your scenario right away instead of having you waste your time with the wrong type of lender.

You’re absolutely right—speed is such a critical factor in securing deals, especially in a competitive market.

When you do there’s usually lots of competition.

I usually end up with a list of buyers with down payments but I don't have any more inventory for lack of inventory (capital).
