It's heartbreaking to me that the younger generation doesn't understand what made America great, and it was Americans spirit of hard work, compassion for others (we give more to other countries than anyone) and patriotism and pride in America (which for the most part has been lost) That's why everyone is beating down our door to get here, yet we are destroying it.

It's really important to run your business with an ironclad lease, rules and standards however... the human factor is also something you should take into consideration as well as compassion and just plain 'doing the right thing' regardless of what is written in the lease - in the end you want to make your money, the right way without causing others hardships if you can and be seen as a respectful landlord/investor which helps the community.

Further more, if you do not have an interest in the property you cannot market it for someone else unless you are licensed to do so and have an agreement with that person to do so.I will leave the morality of the practice up to you since it is subjective and dependent upon one's moral compass, or lack there of.

Hey I am all cash close in 10 days... only to find out none of that is true.. now if you believe white lies and fibbing to sellers to feather your own nest is OK then that's your moral and ethical compass ( not speaking of individually as I have no way to know) just talking about how wholesaling is taught and you see it with the post above recommending that they use weasel clauses..
