I think some areas may have more homes that are in need of updating, but it's not the same as trying to find a rental that works since home prices and rents don't increase proportionally.

The only time I ever see any significant number of trailers for sale that can be moved is during freeway expansion projects - and most of those projects that would effect a park have already been completed.Also, actually moving one of these things is task of monumental proportions.

Get good properties in good areas and get a good screening process in place.Other risks, include regulatory risks which I think are in proportion to the size/scope of projects you take on (if you're fixing up houses lets say before renting them).Other risks include common maintenance items.

You could sign contracts with him that would prevent him from going around you, but then again build the relationship and there should be no reason he's not happy to pay a fee for bringing him the property.Also, keep in mind your fee doesn't have to be huge, or even proportional to the size of the project.
