If there's an communal expense the "special assessment" isn't exactly optional.

Putting together this deal has been absolutely incredible, so much is going into getting everything to work out just right, from choosing renovation materials for the smaller cabins to landscaping and adding a communal pickle-ball court and fire pits with tiki torches and string lights with chairs for sitting, I am getting super pumped seeing it all come to life. 

Flyers posted in communal areas throughout the city, and word of mouth. 

Markets will equilibrate to investor sentiment based on long term IRRs, not Year 1 cash flow/CoC.

It's a rural one horse town that doesn't have  a laundromat,  so I also offer free communal laundry use on a schedule. 

I don't have a communal area for a washer and dryer so each unit will need their own.

Building 1 is a new construction Tri-plex with large 3br/2ba units, sub-metered utilities besides cold water, and communal laundry.

I try to also make sure there is a good amount of room for the communal areas and 2 washer/dryers.

But for longer stays, or larger families, they can't beat renting a house and having all bedrooms under one roof, with a communal living room and kitchen where everyone can congregate. 

I have a 1920s boarding house I currently rent as a single family.
