While prices have definitely moved significantly higher in the last 5 years you can still be all-in (purchase + rehab) for $75k-$95k on a decent C/C+ rental that will appraise for $85k-$110k.It's a great market to BRRRR if you'r working with a team that understands what they're doing.

Our property owners all sign and get a cc of the completed lease via DocuSign right when it happens, there is no good reason you are not receiving a signed lease when requested.

My idea for an alternative is to use Bill Pay and just register the CC payment by transferring from the checking account and writing a "check" from the CC account for all the bills paid in that period.

See if you can get CC's in on every email from the Section  8 office and the lawyers office.Everyday, call your PM and ask what she has done for you lately.

Also on Airfare learned a hard lesson to.. you must have paper receipts and boarding pass's to write them off.. copy of CC bill and or on line status report is no good

I don’t mind seller finance deals but I don’t recommend them in cities like CC, the poverty rate here is way too high and I see this happen more often than not.
