As I settle into the new year with my game plan Im curious to know what Margins investors are looking to receive in this market.

However, after receiving the survey results, I discovered that the house is located less than 1 foot over the sublot line (see attached image).Here are the options I’m considering:Rent the current house for market value (~$1,500–1,600/month) and convert the detached garage into an ADU to rent for ~$1,000/month.Relocate the house to split the lot, then sell the newly created lot (~$100,000) while renting out the existing house.Relocate the house to split the lot and build a new home on the second lot.Demolish the current house and garage, split the lot, and build two new homes.At this time, I am uncertain about the cost of relocating the house.Questions for the community:Has anyone faced a similar situation?

It sounds like the tenant has solid evidence their check or auto payment was received by the wrong party.  

An offer was received that I accepted. 

The bathrooms received a luxury makeover with marble countertops and custom fixtures, while I also reconfigured the layout to create a more open and inviting space.

A rent heavy market, with a shortage, I am receiving regular requests for rentals in these markets.  

Im trying to stay hopeful that it will turn around but I just keep receiving blow after blow.

Yes if you hold it long term (really long term), you may get back the same amount that you would have received by not paying capital gains, but you have to hold it long term AND have the house appreciate. 

Meanwhile investor is receiving almost twice return from money market, and probably  3 - 4 % greater than mortgage fund.  

Yea I would definitely show before receiving applications.
