What advice would you have on this aspect (being aggressive) for investors wanting to grow to over 25-50 properties?

There are a lot of properties with illegal/grey aspects to them.

As for the sale aspect, the market has softened up a little bit for sellers, but some of that is time of year.

@Bob Avery - agree on the need and real impact of offering to section 8 voucher holders - an aspect of the business we don't hear folks discussing very often.

Your idea on the social work aspect is right on.

STRs also have the seasonal aspect to it for the winter time in COS and long term rentals are steady. 

This way I can also control the maintenance cap/ex aspect.
