But in general, your biggest risks are not necessarily what's the maximum rent you can get, but can you find a reliable tenant that will always pay and pay on-time.

These investments may be better than a mutual fund, but REITs miss most of the biggest benefits of owning real estate.

The biggest issue with Stessa is that it sounded like they had very low transfer maximums(making it difficult to pay people) but it looks like they've improved a little bit on that.

I work with investor who find deals to cashflow day one, in markets that are growing both in population and jobs where the appreciation is obvious.By far the biggest step in REI is taking the first step and getting a REI.   

My biggest aim is to ensure that my long-term success aligns with whoever I invest with's long-term success instead of making their money on the upfront sale and leaving me on my own. 

Maybe the biggest "risk" might be the fact that you cannot occupy the property at all so technically if you run into hard times and need to move into the property thats not intended - but no real more risk. 

That property looks fantastic actually, I think sorting out the budget would be our biggest challenge.
