I would use a SBA 5 loan to purchase with 20% down.Currently the only advertising for the facility is a sign that hangs on the back of it, no internet or social media presence and it operates at 85-90% occupancy according to the seller with minimal advertising besides the hanging banner, and the numbers for rents seem pretty solid with room to increase and add some value.

I have heard of banner season as well.

I presume the other billboards/banners were affixed with zip ties. 

@Steve FitzgeraldI just finished running numbers for an acquaintance who has had a Banner Elk rental for 14 years. 

The blue banner advertising off market homes in BP Marketplace is gone, so maybe that had something to do with it.

This may or may not be a regional pricing strategy due to higher costs in the NY areas. 1 location that has been closed for the past 5 years still has the banner up and still paying the rent.
