BRRR'ing sounds amazing, until you need to borrow money at 9-15% and have a significant monthly payment and are scrambling to get the project done quickly. 

Desperate - experienced, nothing to lose type of situation, and the opportunity is so amazing that it is life changing  (Ah what the heck, he was already on the edge, it may work, it may not, but he was in a desperate situation)I wouldn't recommend it for normal people.

I can definitely tell you there's still a lot of positive cash flowing and 1% rule deals and you get amazing appreciation.

Be so amazing with your depth of knowledge that people want to work with you instead of you having to convince them you are worth giving business to.      

I personally have had amazing success with properties which are between 2 and 12 units, which most people would call “small multi-family.”
