Which has us spooked on the 4 unit from the same people.  

A mistake I see often is people make changes RIGHT AWAY after buying and spook the tenants rather than easing into things and thinking methodically and carefully about any changes they want to make before implementation.

If this spooks the applicant we know to move on.

@John Casmon  Totally agree  verbal commitments are not raised moneyyou need to be like the airlines and over subscribe.. you will have fall out.investor wont like the deal.. deal took to long to materialize and money got invested somewhere else.bad news in the economic world investor spooked going to sit on cash. 

The cleaners that we are using own and manage a few units in Somerville and these new regs have them super spooked and scrambling to figure out if they can make them legal somehow... 

I believe the rate is worse with the cash-out.Not that anyone expects the Great Recession again, but one difference between a HELOC and a cash-out is that the HELOC can be shut down if the banking sector gets spooked like they did in 09.

Hi everyone, looking for some thoughts from members of biggerpockets.Our situation is:We are a married couple, live in the Bay Area for last 4 years (moved to US from Ukraine), have no kids, work in tech, getting tired of renting (losing money) and thinking on what we should do next.

Previously we had spoken with a few agents that were familiar with the owner who said she was spooked by investors and banks in the past.

I don't want to spook the seller and legally the buyer needs to uphold my contract as well?
