As another said here if you follow the subway lines out people seem to want to live walking distance from the El. 

For instance, subway tiles are super popular now.

Depending on where the site is, maybe: Factory 2-U, Planet Fitness, OfficeDepot/OfficeMax, Fresh & Easy. 15k sqft won't necessarily be easy to fill, so if you find one tenant to take the whole space, consider selling the building for a good profit once leased up and move on.Alternatively, maybe it could be divided into 2-3 smaller suites, making leasing easier... barbershop, dry cleaner, Subway.

I actually own 8 Subway franchises and they have been very profitable.

Riding a bus is easier than being packed into an over crowded subway like a sardine. 

The upper bathroom will need to be retiled (probably with cheap subway tiles), new toilets, sinks, and potentially getting rid of the old school tub, and having a shower kit and new lighting.  

For example there is a semi absentee subway that makes 55k per year * Cashflow not gross* for 140k with financing.  

@Ruben Parra   At the end of the day you might just want to buy a Subway sandwhich shop  :)  I am serious I have two friends here in Oregon that are doing quite well with them
