We built the bosses sister a 3500 square foot home. 4 bedroom, 2 1/2 baths, cavernous kitchen/dining/living room with 25' cathedral ceiling, massive laundry room, massive entry, office, gym, multiple pantries and closets, 2 car garage with 2nd floor game room.  

Seller then can do whatever they want to do, accept or reject offer, call their brothers, sisters, hire appraisers, RE experts, contact a broker or REA to list their property.

Wood rot is certainly serious, but depending on the extent might only require sistering new lumber besides the compromised sections.

There were over 60 units vacant for some time and were only able to unload half at a public auction, leaving another 30 units vacant.I bought one unit for my sister as an owner occupied unit with her bidding at the auction.
